General information only — not advice
Everything on this site — the stamp duty and mortgage calculators, the guides, and any figures or worked examples — is provided as general information to help you understand how stamp duty and mortgages work in the UK. None of it is financial, legal, or tax advice, and it isn't a personal recommendation for any product, lender, or course of action.
MoneyWiseExpert is not authorised or regulated by the Financial Conduct Authority, and using this site does not create an adviser-client relationship. We don't arrange, broker, or sell mortgages, equity release plans, or any other financial product, and we're not an intermediary for any lender or provider. Some of the topics covered — including mortgages and equity release — are regulated activities in the UK. Before making a financial decision, we always recommend speaking to a solicitor, conveyancer, or an FCA-authorised mortgage or financial adviser who can look at your full circumstances.
Accuracy of calculators and figures
We build our calculators and guides carefully and check them against official sources (HMRC, Revenue Scotland, the Welsh Revenue Authority, and the Bank of England) at the time of writing. Stamp duty rates, thresholds, and mortgage rates can and do change, sometimes with little notice — for example at a government Budget. We can't guarantee that every figure on the site reflects the very latest rules at the moment you read it, so always confirm current rates directly with HMRC, Revenue Scotland, the Welsh Revenue Authority, or your solicitor or mortgage adviser before relying on them for a real transaction.
Calculator results are estimates based on the information you enter and the rates programmed into the tool at that time. They are a starting point for your own research, not a substitute for a formal quote or professional advice.
No liability
To the fullest extent permitted by law, MoneyWiseExpert accepts no liability for any loss or damage arising from your use of this site, or from reliance on any calculator result, guide, or other content on it — including losses arising from figures that were accurate when published but have since changed. This doesn't affect any liability that can't be excluded under UK law, such as liability for fraud.
Advertising and editorial independence
This site may display advertising, including through Google AdSense, to help cover the cost of running it. Adverts are served by third parties and are separate from our own editorial content; we don't personally vouch for products or services advertised on the site. Our editorial content, and how we choose to explain something, is never influenced by advertising revenue. If we ever add affiliate or referral links that earn us a commission, we'll clearly label them as such, and our decision to include a link is never influenced by the commission it might earn us.
